First time buyers

Your first purchase deserves extra care.

What I check before every offer

  • Recent sold prices on the street and nearby
  • How long similar homes have been sitting
  • Listing history and price changes
  • Status certificate for condos
  • Inspection items worth negotiating
  • School zones, transit and future development
Let's start

Tell me what you're looking for.

I'll reply personally with next steps and, if you like, set up listing alerts that match.

How much do I need for a down payment in Ontario?

For homes under $1.5 million, the minimum is 5% of the first $500,000 and 10% of the portion above that. Homes at $1.5 million or more need at least 20% down.

What closing costs should I budget for?

Plan for roughly 1.5% to 4% of the purchase price on top of your down payment. Land transfer tax is the largest item, plus legal fees, title insurance, inspection and adjustments.

Do I pay a buyer's agent?

In most Ontario purchases, the buyer agent's commission is paid out of the sale through the listing brokerage. We review exactly how it works in your Buyer Representation Agreement before you sign anything.

Can I buy a home in Markham under $1 million?

Yes, typically condo apartments and some townhouses. As of October 2026 the average Markham sale across all types is about $1.11 million and detached homes average about $1.52 million.
